3Q home sale prices show mild gains in Skagit County
Home sale prices in Skagit County showed mild gains in the third quarter compared to a year ago, according to a new real-estate report.
The median price of Skagit County homes sold in the third quarter was $568,670, an increase of 2.5% from 2022, according to managing broker Shelah Inman of Brown McMillen Real Estate in Burlington. Inman prepared a report based on data from the Northwest Multiple Listing Service.
Anacortes keeps the highest median price in the county of $747,000, ticking down 0.7% from a year ago.
There were 397 Skagit homes sold in the third quarter, down 12.8% from last year’s third quarter.
“Prices have leveled off as strong demand is countered by mortgage rates several points higher than this time last year,” Inman said. “Higher interest rates and low inventory are the main factors in fewer sales.”
Among individual Skagit County communities, Sedro-Woolley recorded the highest increase in the median sales price in the third quarter with a jump of 11% to $557,500, Inman said.
The median sales price, average sales price, number of units sold and average days on the market (DOM) before a sale for Skagit County and individual communities for the third quarter of 2023, with percentage comparisons to the third quarter of 2022, follow.
Skagit County – Median price, $568,670, up 2.5%; average price, $617,326, down 6.3%; units sold, 397, down 12.8%; DOM, 33, up 50%.
Anacortes – Median price, $747,000, down 0.7%; average price, $824,661, down 5.0%; units sold, 76, down 7.3%; DOM, 35, up 52.2%.
Burlington – Median price, $549,900, down 7.1%; average price, $616,150, down 10.1%; units sold, 55, down 19.1%; DOM, 31, up 47.6%.
La Conner – Median price, $499,000, down 17.2%; average price, $546,808, down 18.7%; units sold, 31, down 3.1%; DOM, 67, up 168.0%.
Mount Vernon – Median price, $556,500, up 4.0%; average price, $620,213, down 1.4%; units sold, 124, down 28.3%; DOM, 24, up 9.1%.
Sedro-Woolley – Median price, $557,500, up 11.0%; average price, $566,459, up 9.5%; units sold, 68, down 32.0%; DOM, 29, up 26.1%.
